What should I do if my contact information changes?
You must notify us in writing, with your signature, if your address or phone number changes. Until written notice is received, the contact information on your lease remains the only valid contact information.
When is my rent due?
Rent is due on the first day of each month.
Will I receive a monthly invoice or bill?
No. Invoices or bills are not sent. It is your responsibility to ensure rent is paid on time.
What if I cannot pay on time?
Please contact us immediately if you are having difficulty making your payment.
What payment methods are accepted?
We do not accept cash for monthly payments. Accepted payment methods include:
- Money order
- Check
- Cashier’s check
- Online portal payment
A $25.00 fee is automatically charged for all returned checks or debit payments, in addition to late fees.
What type of lock must I use?
Tenants must use an approved locking device, either:
- A disk lock, or
- A cylinder lock (depending on latch type)
Only one lock per hasp is allowed.
What happens if I use an unapproved lock?
If you use a non-approved lock or place more than one lock on a hasp, Maximum Mini Storage may remove it and replace it with an approved lock. Charges include:
- $40.00 lock cut fee
- $12.50 for a replacement lock
What happens if I make a partial payment?
If you make a partial payment and still owe a balance:
- It does not stop Chapter 59 proceedings.
- The foreclosure process and Public Sale will continue.
- The payment only reduces the balance owed.
- Your unit may still be seized if a balance remains.
- If already seized, the Public Sale will proceed unless a Chapter 59 Hold-Off Agreement is executed.
- The only way to stop foreclosure or sale is to pay the full balance owed before the sale.
Partial payments are accepted only under these conditions.
What happens if I do not move out properly?
If you fail to complete all move-out requirements by the last day of the month, you will be considered in possession on the first day of the next month and a full month’s rent will be charged.
Is written notice required to move out?
Yes. You must provide written notice on or before the last day of the month. The notice must include:
- Your space number(s)
- Your intended move-out date
Does my lease automatically renew?
Yes. Even if notice is given, the Rental Agreement automatically renews for an additional month unless all move-out duties are completed or the unit is deemed abandoned.
To avoid renewal, you must:
- Deliver a signed Move-Out Release or written confirmation
- Remove all items from the unit
- Remove your lock
What must I do at move-out to avoid extra charges?
You must:
- Clean the space
- Remove all items from the unit and facility
- Not use facility dumpsters without authorization
- Sweep the floor
- Remove your lock
What happens if my rent is late or I overstay?
If rent is not received on the first day of the month or you stay past your stated move-out date, we may:
- Deny gate access
- Overlock your unit
What are the gate hours?
Gate hours are generally 6:00 am to 10:00 pm.
If you require special access, speak with the Manager.
Do I have to use my gate code?
Yes. You must use your code to enter and exit.
If you enter without your code, the gate may not function when exiting.
Is Maximum Mini Storage responsible for my stored items?
No. We strongly recommend obtaining insurance. Maximum Mini Storage does not assume liability for stored goods. If you do not obtain insurance, you are self-insured for any loss.
Is rent prorated at move-out?
No. Rent is not prorated. A full month’s rent is due for the move-out month.
Are refunds issued?
No refunds are issued for prepaid amounts.
What happens if I have multiple rental agreements?
If you have more than one Rental Agreement:
Cross-Default:
A default under one agreement is considered a default under all agreements.
Rights and Remedies Upon Default:
If you default under any agreement, Maximum Mini Storage may:
- Deny access to the facility
- Overlock all your units
- Initiate Chapter 59 foreclosure
- Sell the contents of all units you occupy
